When purchasing a property, you can request a building and zoning compliance letter or a zoning memorandum to confirm there are no outstanding orders or to ensure the property meets the requirements of the Zoning Bylaw.
Building and zoning compliance letter
You will be provided a letter advising whether or not the building or property meets the requirements of the National Building Code of Canada, Zoning Bylaw, Property Amenities Bylaw and Property Maintenance Bylaw, and includes:
- Zoning of the property
- The use (permitted or discretionary) within that zone
- Whether the use or building is legal non-conforming
- A list of outstanding items or orders from the Planning Division, Building Division and Bylaw Enforcement
Making a request
Your request will need to be submitted in a letter and include the $75 fee.
If you are not the owner of the property, you will need permission from the owner to make this request. The owner will need to complete the Owner's Authorization Form.
Your request can be submitted by email at solutions@citypa.com, by mail, or in person at the Community Development Department, 3rd Floor, City Hall.
Zoning memorandum
You will be provided a letter advising whether or not the property meets the setback requirements in the Zoning Bylaw, and includes:
- Zoning of the property
- Whether the setbacks meet the Zoning Bylaw
- Whether the building is legal non-conforming
Making a request
Your request will need to be submitted in a letter and include the following:
- Surveyor's Certificate or Real Property Report
- Property title from Information Services Corporation
- $75 fee
If you are not the owner of the property, you will need permission from the owner to make a request. The owner will need to complete the Owner's Authorization Form.
