You may need a building or demolition permit and inspections if you are planning on building new, renovating or adding onto an existing building, moving a building, demolishing a building, or changing the use of a building.
Any new construction, renovation, or addition may affect your property assessment and taxes. We recommend using the Property Tax Calculator for an estimate or contacting the Assessment Division before beginning your project.
Your project must meet the requirements of the National Building Code of Canada and the Building Bylaw. Some projects may require you to meet the requirements of other legislation (e.g. energy code) and bylaws (e.g. Zoning Bylaw).
Before you start your project, you should contact us to determine whether a building permit and inspections, or other permits and inspections are required.
It is important to recognize that your project may cause some disruptions to neighboring properties. Our Good Neighbor Guide provides information and tips on how to move ahead with your project to avoid delays or complications.
For new construction, or alteration or addition to a building or structure, please see our Residential Drawing Regulations and Commercial and Industrial Drawing Regulations brochures for further details.
Flood plain or flood zone
If your property is along or near the North Saskatchewan River, you may be located in the flood plain. If so, you may need to meet additional requirements for your project.
Building plans
We keep building plans that are submitted with a building permit. If you are working on a project and you need a copy of a set of building plans, your request can be submitted in person at the Community Development Department, 3rd Floor, City Hall, or by email at solutions@citypa.com. If you are not the owner of the property, you will need to complete the Authorization to Release Building Plan Drawings.
Some plan sets cannot be copied by us. In this case, we will have a third party copy the plans and any costs for copying will be charged back to you.
