The City of Prince Albert wants to remind residents that the 2025 Assessment Notices will be mailed out on January 27, 2025. Look for an envelope in your mailbox with the City logo stamped "Important Assessment Notice."
2025 is a Revaluation Year. Provincial legislation requires that the assessed value of all properties within Saskatchewan be updated every four years. This process is called revaluation. Property values change over time due to changing market conditions, so the available data must reflect these changes. Property assessments have been updated to reflect market values as of January 1, 2023.
Property data is carefully recorded, and the City’s valuation models are highly accurate. To appeal your assessment, you must complete a notice of appeal form that identifies an error in your assessment in one or both of the following:
- The sales information of comparable properties in your neighbourhood as of January 1, 2023, and/or
- The physical data or classification of your property. For example, square footage, year built, etc.
Since the value of your property is one factor that influences your property tax rates, revaluation may impact your property taxes.
“Most property owners are prompted to appeal their assessment because they feel their property taxes are too high. However, it is important to stress that you cannot appeal your taxes. You can only appeal your assessed value,” said Vanessa Vaughan, City Assessor for the City of Prince Albert.
Property tax rates will be finalized in April 2025 after the budget, tax tools and revaluation changes are complete. You will receive your Property Tax Notice in May 2025.
Property owners are encouraged to understand their assessments. You can compare your assessment to similar properties in your market area or neighbourhood using the online assessment tool. www.citypa.ca/assessment-online
"Most assessment-related questions can be answered by speaking with an assessor, and no formal appeal process may be required,” added Vaughan. “If you feel your property assessment contains an error, give us a call first prior to filing an appeal.”
Key dates:
- Assessment roll opens: January 27, 2025
- Assessment roll closes: March 28, 2025
- If you find an error and would like to appeal, the notice of appeal form and the appeal fee must be made before or on March 27, 2025.
